Stadium Trace Village Phase III

Stadium Trace Village Phase III will extend Broad Metro’s long-term vision for a connected, regional mixed-use destination in Hoover. Building on the established success of Phase I and the healthcare, recreation, infrastructure, and community investments planned for Phase II, Phase III will create room for the district to evolve with Hoover’s future needs.

Broad Metro worked for approximately three years to acquire the land for Phase III. The approximately 40- acre phase is currently envisioned as a connected combination of walkable retail and restaurant space, high-end single-family residential development, senior living, or a combination of residential and senior-living uses.

What the phase will bring

• Approximately 10 acres of walkable retail and restaurant space designed to extend the connected Stadium Trace Village experience.
• Approximately 30 acres that could accommodate high-end single-family residential development, senior living, or a combination of the two.
• A flexible program intended to create a more complete destination where people can live, dine, shop, stay, and enjoy entertainment in a connected, walkable environment.
• A stronger connection to the broader Stadium Trace Village district through the planned Peridot Place extension and coordinated infrastructure improvements.
• Traffic recommendations from two comprehensive Skipper Consulting studies incorporated into the planning and design of Phases II and III.

Community and economic impact

Phase III is the future-facing portion of the Stadium Trace Village expansion. It will build on infrastructure and connectivity established through earlier phases while creating new sites for investment and a balanced mix of uses.

Across Phases II and III, the expansion is expected to support approximately 300 construction jobs and 500 permanent jobs and contribute long-term economic benefits for Hoover and the surrounding region. Broad Metro is currently working with the City of Hoover on planned unit development documents for Phases II and III. Subject to the planning and approval process, construction on Phase III is anticipated to begin in the fourth quarter of 2027.

As planning continues, Broad Metro will shape Phase III around opportunities that strengthen the entire Stadium Trace Village district. The goal is a connected, adaptable expansion that attracts investment, supports quality growth, and creates lasting value for Hoover.
