Stadium Trace Village Phase II
Stadium Trace Village Phase II marks the next chapter of Broad Metro’s long-term investment in Hoover. Building on the success of the original Stadium Trace Village, the expansion will introduce new destinations for healthcare, recreation, dining, retail, hospitality, and community connection in one of Hoover’s fastest-growing corridors.
Representing more than $200 million in private investment, Phase II is designed to create lasting value beyond the buildings themselves. The plan pairs new commercial and community amenities with transportation improvements, pedestrian connections, stormwater management, preserved green space, and nature-focused public areas.
What the phase will bring
• South Haven Surgical Plaza – an approximately 80,000-square-foot, state-of-the-art medical campus planned to include a multispecialty ambulatory surgery center with six operating rooms and two procedure rooms, advanced imaging and diagnostic services, and Class A medical office space.
• Chasing Aces – a golf entertainment and recreation destination designed to bring a new experience to residents and visitors.
• A themed hotel concept featuring an outdoor bar, pool, and lazy river. The hotel and its amenities are being designed to integrate with Chasing Aces and the Village Green entertainment district.
• Additional restaurant and retail outparcels that complement the existing Stadium Trace Village tenant mix.
• Village Green – a planned amphitheater and community gathering space for concerts, events, festivals, family activities, and year-round programming.
• Nature trails, landscaped boardwalks, pedestrian connections, and expanded green space that create new ways to experience the site.
• The planned extension of Peridot Place to Brock’s Gap Parkway, together with traffic signalization, turn lanes, sight-distance improvements, and other roadway upgrades.
• More than $4 million in proposed stormwater improvements, including approximately 10 acres of water-quality ponds intended to reduce runoff, address erosion, and enhance the landscape.
Community and economic impact
Since opening in 2019, Stadium Trace Village has grown into a regional destination welcoming more than 3.5 million visitors annually. Phase II builds on that momentum by expanding access to healthcare, creating new recreation and gathering places, supporting tourism, and opening new opportunities for businesses and employers.
Together, the next phases of Stadium Trace Village are expected to support approximately 300 construction jobs and 500 permanent jobs while generating long-term economic benefits for Hoover and the surrounding region.
To prepare for the increased number of amenities, Broad Metro has engaged Skipper Consulting to complete two comprehensive traffic studies during the past 24 months. Findings and recommendations from those studies will be incorporated into the planning and design of Phases II and III to help the area accommodate anticipated traffic efficiently.
Phase II reflects Broad Metro’s continued commitment to thoughtful investment and community-focused development. By bringing together healthcare, recreation, infrastructure, environmental stewardship, and economic opportunity, the expansion is designed to serve Hoover residents, businesses, and visitors for generations to come.
