Phase II of Stadium Trace Village represents more than $200 million in private investment that will expand healthcare access, create jobs, improve infrastructure, enhance environmental stewardship, and introduce new recreational opportunities for residents and visitors alike.

Located in the heart of one of Hoover’s fastest growing corridors and just minutes from the Hoover Met Complex, Stadium Trace Village was originally envisioned as a destination that would serve residents, businesses, and visitors while creating long term economic value for the community.
That vision continues to evolve through Phase II, which will bring new healthcare services, senior living options, recreation and entertainment amenities, transportation improvements, environmental enhancements, and long term community assets designed to serve Hoover for generations to come.
Expanding Healthcare Access
One of the cornerstone projects within Stadium Trace Village Phase II is South Haven Surgical Plaza, an 80,000 square foot healthcare campus designed to support the continued growth of outpatient care in Hoover and the surrounding region.

The project will include an ambulatory surgery center, imaging and diagnostic services, and space designed to support physicians and healthcare providers within one of Alabama’s fastest growing mixed use districts.
Located within Stadium Trace Village Phase II, South Haven Surgical Plaza reflects the broader vision for the development, bringing together healthcare, recreation, hospitality, dining, retail, and community amenities in a connected environment designed to serve residents, businesses, and visitors alike.
As Hoover continues to grow, projects like South Haven Surgical Plaza will help expand access to high quality healthcare while creating new opportunities for investment, innovation, and long term economic growth.
Meeting the Needs of a Growing Population
Phase II will also introduce a senior living continuum of care that includes independent living, assisted living, and memory care facilities.
As Hoover continues to grow, these services will provide residents and families with additional options to remain connected to the community while accessing the care they need.
Recreation, Entertainment and Community Gathering Spaces
The next phase of Stadium Trace Village is about more than buildings.
Plans include the addition of Chasing Aces, a premier golf entertainment destination, along with Village Green, a community gathering space designed for events, concerts, festivals, and family activities.

Together, these amenities will create new opportunities for recreation, tourism, and community engagement while enhancing the overall visitor experience.
Environmental Improvements and Stormwater Management
Phase II also addresses one of the area’s longstanding environmental challenges.
Broad Metro is proposing more than $4 million in stormwater management improvements, including approximately 10 acres of water quality ponds, landscaped boardwalks, and expanded green space.
Engineering studies presented during the planning process indicate that these improvements are expected to significantly reduce stormwater runoff compared to existing conditions, with reductions ranging from 23% during smaller storm events to more than 50% during major storm events.

The improvements are also intended to help address ongoing erosion concerns within the Scout Creek watershed, creating long term environmental benefits for the surrounding area.
New Trails and Connectivity
The development will feature nature trails, boardwalks, and pedestrian connections designed to encourage outdoor recreation while preserving the area’s natural beauty.
Plans also include the extension of Peridot Place to Brock’s Gap Parkway, creating improved connectivity between surrounding neighborhoods and the Stadium Trace Village district.

Economic Impact
Traffic studies conducted for the project identified roadway enhancements including new traffic signalization, turn lanes, improved sight distances, and other infrastructure upgrades designed to support future growth while maintaining traffic flow.
Phase II is projected to create more than 300 construction jobs and more than 500 permanent jobs across healthcare, hospitality, entertainment, retail, and service sectors.
The project is also expected to generate approximately $50 million in annual sales while expanding Hoover’s tax base, supporting tourism growth, strengthening the Hoover Met and Finley Center, and creating long term community assets.
